Choose the right starting point

Buying a property?

Browse Buy listings and contact the publisher. You do not need to post a property to buy.

Selling a property?

Choose For sale in the listing form. Enter the total asking price in NPR.

Renting out a space?

Choose For rent. Enter the rental amount and check the period, such as Per month.

Six steps to a complete listing

    Before you sign in

    Get your property ready

    • Confirm you own the property or have permission to advertise it.
    • Take clear, recent photos of the exterior, rooms, access, and important features. Choose your best image first—it becomes the cover.
    • Prepare up to 8 JPG, PNG, or WebP photos, no more than 2 MB each. Avoid ID documents, faces, or private paperwork in photos.

    One account for your listings

    Create an account or sign in

    • Use your name, a unique email address, and a unique 10-digit Nepal mobile number starting with 97 or 98.
    • Create a password of at least 8 characters with upper- and lowercase letters and a number.
    • If email verification is enabled, follow the verification link before accessing member features. Then choose Sell, Post property, or your dashboard’s listing action.

    Tell people what you are offering

    Add photos and the basics

    • Upload the photos and choose For sale or For rent, then select the property type.
    • Write a useful title of 15–100 characters, such as “Bright 2-bedroom flat near Jhamsikhel”.
    • Add a description of at least 100 characters. Explain the space, condition, access, nearby facilities, and any important limitations.

    Local details matter

    Set location, price, and features

    • Select the matching province, district, local level, and ward. Add your tole or locality and an optional landmark.
    • Enter the price in NPR, select the correct period, and mark negotiable only if it applies.
    • Add bedrooms, bathrooms, furnishing, area, and the unit from your documents. Select only amenities the property actually has.

    Saving is not publishing

    Save and check your draft

    • Click Save draft. Your listing stays private, and the edit screen opens for your review.
    • Check the cover photo, spelling, location, area unit, price period, and amenities. Make corrections and click Save changes.
    • You can return to an editable draft from your dashboard. Photos you already uploaded are retained when you add more, up to the listing limit.

    The final publishing step

    Submit for moderation

    • When the draft is ready, click Submit for moderation on the edit screen.
    • The listing moves to Pending Review and is locked for member editing while staff review it.
    • Approved listings become public. If changes are requested or the listing is rejected, read the staff notes, correct the details, and resubmit.

Before you press submit

Will Save draft make my listing public?

No. Save draft stores your listing privately. You must separately click Submit for moderation, and the listing becomes public only after approval.

Can I edit a listing during review?

Member editing is available for Draft, Changes Requested, and Rejected listings. Pending Review and Approved listings are not editable by members; contact support if a correction is needed.

How long does approval take?

Listings are reviewed by staff. There is no guaranteed approval time. Keep the details complete and check your dashboard for the current status and moderation notes.

What if my district and local level do not match?

The form checks the location hierarchy. Choose the local level belonging to the selected district and a ward belonging to that local level. Contact support if the correct location is unavailable.

Does moderation verify property ownership?

No. Moderation checks listing information and safety; it is not ownership certification. Buyers and tenants should verify documents and property details independently before making an agreement.
